A 700 or higher FICO score is required. Tenants need to prove three times rental income at the minimum. Income at three times rent does not necessarily guarantee acceptance. The landlord uses a common sense underwriting approach. The landlord reserves the right to ask for additional credit, income or asset information. Compensating factors will be considered. A one (1) month security deposit is required. No pets. No smoking. No vaping. No marijuana usage. No subletting. No AirBNB. Proof of rental payment history is required as well (i.e., Zelle, QuickPay, cancelled rent checks, money orders). Only those listed on the lease may live in the unit. A 2-year lease or longer is highly preferred and the lease will end in the summer months. The second year lease amount will increase by $50 per month. The lease can then be renewed for a third year.
