This unit is perfect 10 and it is easy to show! We run a full credit, criminal and income background. A 700 or higher FICO score is required. The tenants's income must be three times (3X) the rental amount at the minimum but this does not necessarily guarantee acceptance. The landlord uses a common sense underwriting approach. Compensating factors will be considered. A one-month security deposit is required. No smoking. No vaping. No marijuana usage. No subletting. No AirBNB. No pets. Proof of rental payment history is required as well (i.e., Zelle, QuickPay, cancelled rent checks, money orders). Every person over the age of 18 must apply. Only those individual named on the lease are allowed to occupy the unit; there are no exceptions to this policy. The tenants are responsible for electricity, gas and cable/internet. A 2-year lease or longer is highly preferred and the lease will end in the summer months. The second year lease amount will increase by $50 per month. The lease can then be renewed for a third year.
